A few minutes away from Downtown Sacramento, Natomas real estate has opportunity waiting for enterprising investors and first-time buyers. Property value, convenience and style continue to make the residential developments north of Downtown Sacramento a very desirable place to live.

Along with the new homes (the development began in 1999), new shopping, schools and services are being developed. When you think about the close proximity of Sacramento’s nightlife, sporting venues, easy commute to the Sacramento International Airport, downtown shopping mall, plus quick freeway access, you will realize that this is the place to be. The Natomas area is close to Downtown Sacramento and to Sacramento International Airport, just to its northwest on Interstate 5.

The area is generally considered in two parts: South Natomas, which is fully developed, and North Natomas, which is expected to be one of the faster growing areas in the region. Planners predict North Natomas, which is north of Interstate 80 and along Interstate 5, to have 66,000 residences by the time it is fully built out.

The Natomas Park area is a 1,250-acre master planned community with the feel of a ‘neighborhood resort’. The community contains lots of open space for parks and recreation. In addition, a 200-acre regional park is being planned by the City of Sacramento to include multi-use facilities, passive recreation areas, a library, community center and more.

The residents are members of The Club at Natomas Park. A 15,000 square-foot sports complex and community club featuring a fitness center and three swimming pools. There is a pool for serious swimmers, one is a recreational pool for cooling off, and the third is a wading pool for toddlers.

There is a state-of-the-art theater for the new Natomas Charter School’s Performing and Fine Arts academy. The Natomas Unified School district is completing three new elementary schools, one middle school and one high school/community college. Heritage Park is a new active adult enclave.

South Natomas offers a bit older neighborhood with all of the same conveniences just across the river from downtown Sacramento. Building here has been going on since the 1970s. The mostly single family homes have mature landscaping, a community center and library, eight parks and active community associations. This is a good area for first time homebuyers. South Natomas also has several new developments including River Bend and Riversgate that are higher end homes.

With year-round recreational opportunities available, such as the Sacramento Kings playing at Arco Arena, the Sacramento Ballet Company, B Street Theater, Sacramento Theater Company, Memorial Auditorium and Music Circus all provide cultural events for visitors. The many activities at the Convention Center, Old Town Sacramento, and fine restaurants in all directions, prove how comfortable experience can develop into a full life in this wonderful area.
